If you think homeowners understand the basics when it comes to mortgages, think again – almost 1 in 5 homeowners have no understanding whatsoever of how a rise in the base rate would impact on their monthly mortgage repayments.

Around 16% of people on standard variable rate mortgages lack any appreciation of how an increase would affect their finances. Another 16% believe their monthly payments would increase, but don’t believe this would necessarily be by as much as any rise in the base rate.

More than 10% of homeowners on a tracker rate are uncertain about how an increase to the base rate would affect their mortgage, and almost 20% acknowledge their monthly payments will increase but don’t think there is necessarily a direct correlation.

Homeowners on fixed-rate mortgages aren’t affected by changes to the base rate, but many of them don’t even realise – around 20% have no idea whether there is any link and 28% believe their repayments will eventually increase as a result of the base rate going up. First Time UK Buyers and Homeowners getting Lower Interest Rates

The Bank of England has revealed figures that show new homeowners who secured a new mortgage can now benefit from the lowest interest rates in 6 years! Fixed-rate home loans have fallen to their cheapest level for six years. The Co-Operative Bank, Northern Rock, and the Chelsea Building Society all revealed competitive deals recently.

In February 2010, on average a 2 year fixed-rate deal fell to 3.88%, the lowest rate since summer 2003. In conjunction with this fall there was also a decrease in the average cost of a five year fixed rate mortgage, falling to 5.49%, a change of 0.07% on the previous month.

Due to lenders competing to attract good-quality borrowers, interest rates have fallen. This should encourage existing customers to remortgage their property.

New UK Homeowners and First Time Buyers

The Mortgage Works is an innovative new range of guarantor home loans from part of the Nationwide Building Society group.

There are schemes that relieve some stress on first time buyers and new homeowners. One of these is to allow parents or relatives to be financial responsible for a proportion of a borrower’s mortgage. This will remove the risk of backing the entire loan. It requires the applicant to be able to afford at least 70% of the repayments on there loan, while the guarantor must be able to make up the remaining 30%. There is also a 10% cushion.

A different approach has been taken by Halifax, with their “Lend a Hand” deal, giving first time buyers a stronger chance of getting their foot in the door. It means that a buyer can now borrow up to 95% of the value of the property. However, this must be backed by a parent or relatives savings. The demand for mortgages in recent times has meant that deals like this are becoming a more common reality for banks and building societies, providing a different kind of service for borrowers.

What Borrowers Should Know About Va Refinance Loans

The Interest Rate Reduction Refinancing Loan is a VA refinance loan that helps borrowers change their current first mortgage into one with more favorable loan terms. A person will only be approved for the VA refinance loan if the terms of the new loan will result in an affordable monthly mortgage payment.

The borrower can be approved for a loan with a higher interest rate if he wants to change his current adjustable rate mortgage to one that has a fixed rate. If the borrower has a fixed mortgage, he will only get refinanced if he can receive a lower interest rate.

Many borrowers who have adjustable rate mortgages are having a difficult time paying their mortgages. The loan may have initially started with a low interest rate, but when the interest rate adjusted, it could have increased to such an extent that the mortgage payments were no longer affordable. The borrower may continue having a difficult time paying the mortgage because he will not know how much the interest will increase or decrease during each adjustment period. For this reason, a borrower who goes from an adjustable rate to a fixed rate mortgage with a higher rate can still be approved for the IRRRL. Even if the fixed rate mortgage has a higher interest rate, the borrower will know what his principal and interest payments will be during the duration of the loan. An adjustable rate mortgage cannot provide that kind of predictability. The VA will only approve the loan if they are sure the fixed rate mortgage is affordable based on the borrower’s income and expenses.

The IRRRL can only be used to refinance a VA loan. The loan cannot be used to refinance a rental property. It can only be used to refinance a property that is owner-occupied. In order to get the loan, the borrower is required to sign an agreement stating that he will reside at that property.

The borrower cannot get a loan that is larger than what is owed on his current mortgage. The borrower can include closing costs in the refinance agreement and he can also include up to six thousand dollars for energy efficient home improvements. The term of the new loan cannot be more than ten years longer than your current loan. The borrower is not allowed to cash out the IRRRL. The purpose of the IRRRL is to help the borrower have a more affordable mortgage payment. The refinancing loan should used to get more beneficial loan terms for the first mortgage.

A person can apply for a VA refinance loan over the phone. A loan representative will request information about earnings, employment, expenses such as alimony and child support, a list of assets and the value of the assets.
